Cash Buyers???1 min read

Wow… it’s been a crazy Autumn season.  We’re always ready for a busy spring and fall, but this one sure has been interesting.  The last 7 deals I’ve been involved in over the last 3 weeks have been Cash deals (so no financing contingencies – and the seller generally makes a better deal) with quick closes (like 2-3 week close) and AS-IS (no further negotiation on price)…. but they’re hammering sellers on price.  So, that shows me that there are some serious investors getting back into the market and leveraging what they have to get an even better deal in a soft market.  If you’re able to do this, count on getting rejected by sellers half the time, but you’ll get a great deal on the property you like!  Even if you’re not a cash buyer there are ways to make your offer look good…. have your agent prepare a CMA for the seller to show how much competition there is, and what’s recently sold.  This will definitely show the sellers that they’re asking too much (most of the time).  Good luck!!!
