Hello people… I wanted to tell you a bit about the current conditions in the Sedona real estate market.  We just got our updated statistics for last month and there are some changes happening.  August of 2007 was about the same as 2006 – but we’re down (as expected – summer’s usually slow).  We do have more homes and lots on market than any time in the last 7 years… there are now almost 700 homes for sale and over 420 lots on the market in Sedona. The average price per square foot has come down to  $268…. that’s down from a high of $305 a while back.  The upper end of the market is getting sluggish – but look out below – there’s tons of great deals in the $600k and under market.  Look for the mid and low end of the market to take off as soon as intelligent buyers realize that there are some smokin’ deals out there.  (for instance… there were a few homes that sold last month for under $190 per square foot in W. Sedona–WOW)
