Rarely do three little letters result is as much discussion as those on the proposed CVS store in Sedona.The city of Sedona Planning and Zoning Commission discussed a request for zone change and development review approval to construct a 14,915-square-foot CVS pharmacy and associated site improvements at 20 Airport Road.

Talk of the nationwide pharmacy building on vacant land at the intersection of State Route 89A and Airport Road began last fall.

From the beginning, residents behind the property have expressed a variety of concerns about the project with many of those same concerns being expressed during a Tuesday, July 15, Sedona Planning and Zoning meeting.

According to city documents, the 5.2-acre site has long been the object of speculation and anticipation with numerous development concepts put forth, ranging from commercial to residential, to mixed-use developments. However, the property has remained undeveloped and currently consists of rocky terrain and dense piñon, juniper and cedar woods.

The existing zoning consists of one acre of commercial land with the remaining 4.2 acres residential. The proposal seeks to rezone the entire property to planned development. Representatives for CVS have promised that more than half of the property will remain open space. However, if they wished to develop on that land, they would have to come back before the city for an additional zone change.

    I'm all for free enterprise, but it seems to me the last thing our beautiful Sedona needs is another mass merchandising drugstore like Rhode Island-based CVS chewing up over five acres of pristine land.
